A Gas Safety Certificate is a document that shows that all gas appliances, fittings and flues in a rental property have been checked by a Gas Safe registered engineer and are safe to use.

Do I need a Gas Safety Certificate (GSC)?

If you are a Landlord in London, it is a legal requirement for you to have a valid Gas Safety Certificate for your property. It should be renewed annually by a gas safe engineer and a copy of the Gas Safety Certificate must be provided to tenants at the start of their tenancy and within 28 days of each renewal.

Ensuring you have an up-to-date gas safety certificate is one of your most important responsibilities as a landlord. Without it, you could be putting your tenants at risk and be liable for a fine of up to £6,000 – or even six months in prison.
